How to Pivot and Still Win in This Market


Hey Reader,

One of the biggest reasons I believe 2025 is the best time to invest in real estate in the last 7 years is because of the type of market we’re in right now.

I remember in 2020, helping clients look for homes and watching them go up against 15+ offers. Not only did they have to pay over asking price, but they also had to:

  • Waive or shorten their due diligence
  • Cover all of their closing costs
  • And expect zero negotiation from the seller

That’s what buying in a hot seller’s market looked like.

We’re nowhere near that in most markets today — and that’s exactly why this moment matters.

Last fall, one of my clients decided to flip a house.
She’d done the work. The house was beautiful. She listed it with high hopes…

And then it sat. For months.

She was frustrated. Defeated. Questioning everything.

But after joining one of my programs, we took a deeper look at her local market data — and what we found changed everything:

➡️ The price she wanted? The market couldn’t support it.
➡️ The equity she hoped for? Not gonna happen — not this season.

Instead of selling at a loss, I walked her step-by-step through another path.

Together, we:

  • Adjusted her exit strategy
  • Listed the property for lease
  • Screened applicants
  • And onboarded a brand-new tenant

Now? That house is cash-flowing every month.
And the market will likely recover — meaning she’ll still have equity and passive income.

That’s what I mean when I say this market favors people who know how to move and take action!
